Concrete work in Mauldin, where a 1975 driveway and a 2015 patio can be on the same street
Mauldin is an inner suburb on the south side of Greenville, along I-385 and Highway 276, with a real mix of ages: established neighborhoods from the 1970s and 80s whose concrete has done its time, and newer streets whose owners want their first patio. The estimator sees both in a single afternoon.
Mauldin grew up as one of Greenville's first suburbs along Highway 276 and Butler Road, and then kept growing as I-385 made it a quick drive to downtown. The result is a town of layers. The streets near the center and along the older corridors have brick ranches and split-levels from the 1970s and 80s on lots that settled long ago, with driveways and walks that have spent four decades in the freeze-thaw cycle. The neighborhoods toward Simpsonville and the Five Forks side are newer, built on graded clay in the last twenty years, with builder concrete that is starting to show it.
For the older streets, the question is almost always repair, level or replace, and the honest answer depends on the base. A 1970s driveway that is still level with a flaked surface is a resurfacing candidate; one that has settled at the garage is a lift; one cracked into a map of pieces is a replacement on a stone base. Front walks and stoops in these neighborhoods are the most common leveling jobs we do, and the scaled patios behind them are often better resurfaced and sealed than torn out.
For the newer side of Mauldin the work looks like Simpsonville's: first patios and outdoor living slabs behind homes that came with none, stamped finishes, and driveway replacements for builder slabs that cracked at the joints. Mauldin's lots are moderately sized and access can be tight between houses, so the estimator plans how the concrete gets to the back yard before writing the price.
What we pour in Mauldin
Repair, level or replace, decided honestly
The base, not the surface, decides which; the estimator probes it and says which on the first visit.
Resurfacing older slabs
Flaked and scaled 1970s and 80s driveways and patios on a stable base overlaid and sealed.
Walks and stoops lifted
Settled walks, aprons and steps raised with foam, the usual fix on Mauldin's older streets.
Replacement driveways
Broken-up slabs replaced on a compacted stone base, widened where the lot allows.
First patios for newer homes
Outdoor living slabs on stone, graded away from the house, plain or stamped.
Access planned
Concrete pumped or wheeled where a truck cannot reach the back yard between houses.

Asked by Mauldin homeowners
Is a 40-year-old driveway worth resurfacing?
If it is level and the cracks are stable, yes; an overlay and a sealer give it many more years. If it has settled or broken up, replacement on a stone base is the better use of the money.
Why does my 1980s front walk tilt toward the house?
Decades of water from the downspout washing out the base under it. Foam lifts it back if the slab is intact, and the downspout gets extended so it does not happen again.
Can you get a mixer truck to my back yard?
Often not on Mauldin's lots. We pump the concrete or wheel it in, and the estimate accounts for that.
We bought a 2016 house with a cracked driveway. What now?
If the cracks are at the joints and the slab is level, it may be stable and simply need sealing. If sections have dropped or the cracks are offset, it is lifted or replaced. The estimator will tell you which.
Do you do stamped patios in Mauldin?
Yes, with samples brought to the house so the pattern and color are chosen against the brick and trim.
Do I need a City of Mauldin permit?
Generally not for a driveway, patio or walk. Footings and tall retaining walls can need one, and we check with the city before pricing.
